LIMITED WARRANTY COVERAGE
Our Warranty commitment is easy to understand and is based on COMMON SENSE. We believe the Homeowner has a right to expect a clean home complete and free of defects at the time of closing. Things
should work. If there are problems because of defects in materials and workmanship as outlined in the following warranty description, PR Development, Inc. will arrange for their repair or
replacement. If a problem results from actions by occupants of the home or others, or from ordinary wear and tear, PR Development, Inc. is not responsible for the resulting repair or
replacement.
We view your warranty in terms of what you, as our customer, have a right to expect. We view the issue of preventative maintenance in terms of what your home has a right to expect from you. None of
the materials used in the construction of your home will last forever; however, most will last for a long time if properly maintained.
PR Development, Inc. Limited Warranty relates only to “Covered Defects” which are defined as defects in materials and workmanship that are either part of the structure or elements of the home as
supplied by the Builder at the date of closing. This is not an insurance policy, nor a maintenance agreement, but a definition of what the homeowner has a right to expect in terms of
warranties.
PR Development, Inc. reserves the right to use its judgment in determining the most appropriate method of repairing Warranty defects, and actions taken to cure defects will not extend the period of
coverage specified in this Limited Warranty.
Under no circumstances will the inclusion of a perceived defect in the report of a third party inspection service or provider constitute acceptance of or responsibility for said defect by PR
Development, Inc. In all situations where there may be inconsistency or conflict between said inspection report, and the Limited Warranty, the terms of this Limited Warranty shall
control.
PR Development, INC. WARRANTS THE CONSTRUCTION OF THE HOME WILL CONFORM TO THE TOLERANCES FOR MATERIALS AND WORKMANSHIP FOR A PERIOD OF ONE YEAR AFTER THE CLOSING DATE.
AIR CONDITIONING LIMITED WARRANTY
Performance: When air conditioning is included in the home, the system should be capable of maintaining a temperature of 78 degrees Fahrenheit or a differential of 20 degrees Fahrenheit from the
ambient outside temperature, measured in the center of each room at a height of five (5) feet above the floor. Lower temperature settings are often possible, but are not promised by the manufacturer,
installer, or PRD, Homes, Inc.
Refrigerant: The outside temperature must be 70 degrees Fahrenheit or higher for refrigerant to be added to the system.
APPLIANCES LIMITED WARRANTY
Review all literature provided by the manufacturer regarding the proper use and care of all the appliances. Kitchen appliances are warranted directly to you by their manufacturers. Usually this
warranty is for one year. Refer to literature on each appliance for details and limitations.
Registration: Mail warranty registration cards directly to the manufacturer.
Service: If a problem arises with an appliance, call the Warranty Service number listed in the manufacturer’s warranty. When reporting warranty issues to the appliance manufacturer, be prepared to
supply the following information.
1. The date of purchase (closing). 2. The serial and model numbers (found on the appliance). 3. A description of the problem.
CABINETS LIMITED WARRANTY
Cabinets should operate properly under normal use. Doors, drawer fronts and handles should be level and even.
Warping: Warped doors or drawer fronts will be corrected if warpage is in excess of ¼” within a 24” distance.
Separation: Gaps between cabinets and ceiling or cabinets and walls will be corrected by caulking or other means if they are in excess of 1/8” (Locations behind appliances expected)
Wood Grain: Readily noticeable variations in wood grain and color are expected in all style variations. Replacements will not be made due to such variations
Surface Damage: Only those chips, scratches or other surface flaws which are noted During the Pre-Closing customer walk through will be repaired.
CAULKING LIMITED WARRANTY
Caulking is a Homeowner maintenance item.
CERAMIC TILE LIMITED WARRANTY
Cracked, badly chipped or loose tile will be repaired or replaced, as necessary unless due to damage by Homeowner. Disputes over obvious Homeowner damage will be resolved by referring to the
Pre-Closing customer walk through list. New grout may vary in color from the original. Cracks appearing in grouting of ceramic tile at joints or junctions with other materials are commonly due to
normal shrinkage conditions and should not be considered a fault.
CONCRETE LIMITED WARRANTY
CONCRETE IS NOT WARRANTED AGAINST CRACKING. FLATWORK IS NOT WARRANTED. CONCRETE SLABS ARE NOT REPLACED DUE TO CRACKING.
Cracking Flatwork: Flatwork includes garage floors, porches, patios, driveways and sidewalks. All flatwork items are designed to “float” so they can move without affecting the foundation.
Movement of these flatwork items and the resulting cracking will be minimized by proper maintenance of landscaping and a proper watering schedule. PR Development, Inc. will seal cracks that reach ¼”
in width or vertical displacement one time during the first year. Thereafter, this is considered a Homeowner maintenance item.
Settling or Heaving: Moderate settling, heaving and/or cracking of porch or patio slabs can require cosmetic repairs, which PR Development, Inc. will provide one time during the warranty
period.
Grade Changes: If Homeowner changes to grading, drainage, landscaping or failure to perform needed maintenance has caused damage to concrete, corrective measures will be suggested, but implementation
will be the sole responsibility of the Homeowner. Cracking of the thin mortar finish over exposed foundation walls is not warranted.
CONDENSATION LIMITED WARRANTY
There is no warranty against condensation.
COUNTERTOPS LIMITED WARRANTY
Separation: Typical separation of countertops at walls and the backsplash are the result of normal shrinkage of materials. Separation at the wall or at the countertop in excess of 1/16” will require
caulking, and as such will be deemed a Homeowner responsibility
item. This maintenance is important to keep moisture from reaching the wood cabinets under the countertop s to prevent warping and other damage.
Cosmetic Damage: Any major surface imperfections, chips, scratches, cracks, etc. should be noted during the Pre-Closing customer walk through, at which point they will be repaired prior to closing.
Thereafter, it is considered Homeowner’s responsibility.
Laminates: Laminated countertops typically will have one or more discernable seams. There should be no gap at the seams. Gaps at seams or differentials at other joints in excess of 1/16” will be
repaired during the warranty period.
Granite/Hard Surface: Granite or hard surface countertops will typically have one or more discernable seams. There should be no gap at the seams. Gaps at seams or differentials at other joints,
corners or top edges in excess of 1/16” will be repaired. Homeowner understands and accepts that Granite countertops are a product of natural stone, and as such will have imperfections or
variations in color and texture that are considered normal. Replacements or repairs will not be made due to such variations.
Ceramic Tile/Backsplashes: Cracks appearing in grouting of ceramics or other tiles used for backsplashes at joints or junctions with other materials are commonly due to normal shrinkage conditions.
PR Development, Inc. will repair grouting, if necessary, one time, during the first year. Any grouting or caulking that is needed after that time is considered Homeowner maintenance.
PR Development, Inc. will repair stress cracked tile one time within the first year, but is not responsible for color variations or discontinued tile or grout. Sealing tile or grout if desired is a
Homeowner responsibility.
DOORS LIMITED WARRANTY
Due to normal settling of the home, doors may require adjustment for proper fit. PR Development, Inc. will make such adjustments one time during the first 12 months after the closing.
Doors (excluding 8’ doors) that warp in excess of ¼” will be replaced or repaired at the sole discretion of PR Development, Inc.
Panels of wood doors will shrink or expand in response to changes in temperature and humidity. Touch up painting or staining for unfinished areas that are exposed as a result of these occurrences are
a Homeowner responsibility. Split panels that allow light to be visible will be corrected by PR Development, Inc. by filling (not replacing) said split during the first year of ownership.
Homeowner understands and accepts that wooden doors are a product of a natural material, and as such will have imperfections or variations in color and texture that are considered normal.
Replacements or repairs will not be made due to such variations.
DRYWALL LIMITED WARRANTY
Some slight cracking, nail “pops” and/or drywall seams may become visible in walls and ceilings. These occurrences are normally caused by the shrinkage of the wood to which the drywall is attached.
PR Development, Inc. will repair shrinkage damage to drywall one time within 12 months of the closing.
Repairs will not be made to drywall on anomalies which make themselves apparent or are visible under particular lighting conditions.
Repainting: If the drywall repair is required as a result of poor workmanship (such as blisters in the tape), or other warranty based repair (such as a plumbing leak), PR Development, Inc. will touch
up the paint to complete the repair of the damaged area. Homeowner will have available the paint touch up repair kit provided with each new PRD Homes, Inc. for just such instances of repair. Paint
touch up may not match surrounding area even if paint repair kit is used due to paint aging or fading. Homeowner will be responsible for custom paint colors or wallpaper that has been applied
subsequent to closing.
ELECTRICAL LIMITED WARRANTY
Any electrical wiring that fails to carry its designated load will be repaired to meet specifications.
Fixtures: Fixtures which are noted as damaged on the Buyer Walk Through and Acceptance Form will be repaired or replaced prior to closing as long as the fixture is still available from regular
suppliers. If a like fixture is not available, a similar fixture will be substituted. There is no warranty on fixtures supplied or installed by the Homeowner.
Fixture Location: Light fixtures are installed in the locations indicated on the house plan, or as directed by PR Development, Inc. during construction. Any fixture location issues should be noted
during the Pre-Closing customer walk through and will be addressed if necessary prior to closing. No fixtures will be moved by PR Development, Inc. subsequent to the closing.
Light Bulbs: All fixtures are installed with 60 watt bulbs or specified decorator bulbs per the requirements of a particular light fixture. The homeowner is responsible for any bulb replacements
other than those noted during the Pre-Closing customer walk through.
GFCI Breaker: The Ground Fault Circuit Interrupter (GFCI) is required by building and electrical codes as a safety feature. The electrical outlets in all bathrooms, the garage, the kitchen, wet bar,
front exterior entry, rear exterior patio, exterior balconies (as applicable for each home) are connected to this type of breaker. It is a sensitive system that trips easily to prevent electrical
shock in these locations. The TEST/RESET buttons (located on only ONE of the outlets on each system) controls the entire system.
NOTE: DO NOT PLUG A FOOD FREEZER INTO ANY OUTLET ON A GFCI CIRCUIT. FOOD SPOILAGE CAN RESULT! PR DEVELOPMENT, INC. IS NOT RESPONSIBLE FOR SUCH AN OCCURRENCE.
EXPANSION & CONTRACTION LIMITED WARRANTY
The Limited Warranty does not cover these occurrences. Refer to individual categories for specific information.
EXTERIOR BRICK AND STONE LIMITED WARRANTY
Exterior masonry may have chips, small cracks, irregular surfaces, color variations, etc. which will occur during manufacturing, handling, or installation. Unless such conditions affect the
structural integrity of the home, they will not be repaired or replaced. Homeowner understands that stone (if applicable) is a natural material, and as such will have imperfections or variations in
color and texture that are considered normal. Replacements or repairs will not be made due to such variations.
FIREPLACE LIMITED WARRANTY
Fireplaces are not intended to be the sole heat source of the home. The fireplace should function properly when the manufacturer’s directions are followed.
Downdraft: Although extremely high winds can result in a down draft occurrence, this condition should be temporary and occasional. The cause of continuous malfunction will be determined and corrected
by PR Development, Inc.
Discoloration: Discoloration of the firebox or fire brick is the result of normal usage and requires no corrective action.
Chimney Separation: A slight separation in a newly constructed chimney may occur. Separation from the main structure in excess of ½” in 10’ will be repaired. Caulking will be considered acceptable in
the majority of cases.
Direct Vent Units: Because of its support for energy efficient homes, PR Development, Inc. offers direct vent gas fireplaces. These fireplaces are checked during the Pre-Closing customer walk through
to confirm it is operational. A slight delay between turning on the switch and a flame ignition is normal. The flames should ignite gently and silently. Read and follow all manufacturer
directions.
IF YOU NOTICE AND DEVIATION FROM NORMAL OPERATION OR GAS SMELL OF ANY KIND, SHUT THE SWITCH OFF IMMEDIATELY AND REPORT IT TO PR DEVELOPMENT, INC.
FLOOR COVERING LIMITED WARRANTY
Carpet: Carpet seams will be visible. No gap or fraying is acceptable. Edges of carpet along moldings and edges of stairs should be held firmly in place. In some areas, metal or other edging material
may be used where carpet meets another floor covering.
Stains or spots as noted during the Pre-Closing customer walk through will be rectified prior to closing at PR Development, Inc. sole discretion by cleaning, patching, or replacement. If replacement
is required in a certain area, Homeowner understands that dye lot variations are possible.
Circumstances that result in the carpet becoming wet do not automatically necessitate its being replaced. In any situation which requires replacement, PR Development, Inc. will not be responsible for
discontinued selections.
Vinyl: Vinyl floor covering should adhere; lifting or bubbling will be repaired. In the event that nail “pops” should appear on the surface of vinyl flooring, these will be repaired.
Seams will occur and are sealed at the time of installation. There should be no gaps or curling at seams.
Some ridges will be visible in vinyl flooring. Ridges that exceed 1/8” in 3 inches will be repaired.
In any situation which requires replacement of vinyl flooring, PR Development, Inc. will not be responsible for discontinued selections.
Ceramic Tile: Cracks appearing in grouting of ceramic tiles at joints or junctions with other materials are commonly due to normal shrinkage conditions. PR Development, Inc. will repair grouting, if
necessary, one time during the first year.
Any grouting or caulking that is needed after that time is considered Homeowner Maintenance.
PR Development, Inc. will repair stress cracked tile one time within the first year, but is not responsible for color variations or discontinued tile or grout.
Sealing tile and grout is a homeowner responsibility.
Hardwood Floors: Readily noticeable cosmetic defects as noted during the Pre-Closing customer walk through will be rectified at PR Development, Inc. sole discretion by cleaning, sanding, staining,
sealing, or replacement. If replacement is required in a certain area, buyer understands that variations in staining consistency are possible.
Surface damage occurring after the closing will be deemed the responsibility of the Homeowner.
Homeowner understands that wood is a natural material, and as such will have imperfections or variations in color and texture which are considered normal. Replacements or repairs will not be made due
to such variations.
Some dulling of the wood flooring sealer may become noticeable in the heavier traffic areas. This is a normal occurrence contingent upon the usage of each individual Homeowner and repairs or
re-sealing will not be made due to such dulling.
Homeowner is responsible for routine maintenance of hardwood flooring.
GARAGE OVERHEAD DOOR LIMITED WARRANTY
The garage door should operate smoothly and with reasonable ease. The door can become misaligned and require adjustment, which PR Development, Inc. will provide during the warranty period. Routine
maintenance of the garage door as required by the manufacturer is the responsibility of the Homeowner.
Light Visibility: Garage overhead doors cannot be airtight and typically light will be visible around the edges and the top of the door.
Severe weather conditions may result in some precipitation entering around the door.
GAS SHUT OFFS (Not all homes have gas service)
There is a gas shut off valve on the gas line at or near its connection to each item that operates on gas. In addition, there is a main shut off at the meter outside the home. The Homeowner should
familiarize themselves with the location of these shut offs. If you suspect a gas leak, leave the home and call the gas company immediately for emergency service.
GRADING AND DRAINAGE LIMITED WARRANTY
The final grading is established to insure adequate drainage away from the home.
Swales: In most cases, drainage swales do not follow property boundaries. PR Development, Inc. will not alter drainage patterns to suit individual landscape plans. Typically a lot will receive water
from and/or pass water onto other lots. For this reason, Homeowner changes in grade often affect those adjacent or nearby. PR Development, Inc. advises Homeowners against making such changes due to
impact on the performance of the home’s foundation. After a rainfall, water should drain from swales within 48 hours.
In many instances, especially where neighboring homes are in close proximity to one another, the side yards of homes will retain moisture and or ponding of water. This is
caused primarily by over watering of both neighbors and compounded by the fact that in many cases, the sun cannot reach the side yards for a duration long enough to properly dry the area. Cooperation
between neighbors regarding watering schedules is critical in controlling this condition. Water ponding due to over watering is not a condition which is repairable by PR Development,
Inc.
New Sod: New sod installation and the extra watering that accompanies it can cause temporary drainage problems. No action by PR Development, Inc. is provided for this condition. Newly installed sod
is installed level to grade, but surface inconsistencies due to sub-grade settling can occur and are normal. PR Development, Inc. will provide one re-roll of a new yard (if required) during the first
30 days after closing.
Backfill Settlement: Backfilled or excavated areas around the foundation and at utility trenches should not interfere with the drainage away from the home. If these areas settle, PR Development, Inc.
will correct them one time.
Under Concrete: PR DEvelopment, Inc. will fill visible sunken areas under concrete.
Positive Drainage: Maintenance of positive drainage away from the foundation as well as concrete slabs and walks is a Homeowner responsibility.
Failure to maintain these areas can result in damage to the foundation and void the LIMITED WARRANTY. Homeowner should expect some settling of backfill soils.
GUTTERS AND DOWNSPOUTS LIMITED WARRANTY
Gutters may overflow during periods of excessively heavy rain. It is expected that small amounts of water (up to 1”) may remain for short periods of time in gutters immediately after rain. No
correction is required for these conditions.
Downspouts: Downspouts are placed to carry water to the ground and into extensions or splash blocks, which then direct the flow away from the foundation; Homeowner is responsible for maintaining
them. Downspouts should be kept in the down position.
HEATING SYSTEM LIMITED WARRANTY
Heating systems will be installed in accordance with local building codes, as well as the specific requirements of the particular model of home. Adequacy of the system is determined by its ability to
establish a temperature of 70 degrees as measured in the center of the room, five (5) feet above the floor. In extremely cold temperatures, (10 degrees below or colder), the system should be able to
maintain a temperature differential of 80 degrees. Thermostats are calibrated to plus or minus 5 degrees.
Furnace Sounds: Expansion or contraction of metal ductwork (if applicable) will typically result in some ticking or popping sounds. It is not possible to eliminate these sounds. No corrective action
will be required if these sounds occur.
Ductwork: Although the heat system is not a “sealed system”, the ductwork should remain attached and securely fastened. If it becomes unattached, PR Development, Inc. will repair as
needed.
Registers: Heat register covers are removable and adjustable. Homeowner is responsible for adjusting the dampers in these covers to regulate the heat flow within the home. In particular, attention is
drawn to the fact that rooms further away from the furnace will need to have vents opened more.
INSULATION LIMITED WARRANTY
Insulation will be installed to meet or exceed the building codes applicable at the time of construction.
MIRRORS LIMITED WARRANTY
Damage to mirrors noted during the pre-closing customer walk through will be corrected. There is no other warranty coverage on mirrors.
PAINT AND STAIN LIMITED WARRANTY
PR Development, Inc. will touch up paint as indicated during the Pre-Closing customer walk through.
Touch Up: Homeowners will be responsible for all subsequent touch ups unless provided as part of another warranty repair. Homeowners will receive a sample of each interior paint used for subsequent
touch-ups. The paint should be stored so as not to be affected by freezing or excessive heat. Touch ups are sometimes visible under certain lighting conditions.
Wood Grain: Due to wood characteristics, color variation will result when stain is applied. There will be no repair or replacement for such variations.
Fading: Fading of exterior paint or stain can be expected due to the effects of sun or weather. No repair is provided for this occurrence. Cracking: Wood trim will develop some minor
cracks and raised grain as it ages and dries. Much of this occurs during the first year. Raised grain can result in peeling paint; however, this is not due to a defect in materials or workmanship.
Paint maintenance of wood trim, exterior siding, and gutters is a Homeowners’ responsibility.
PLUMBING LIMITED WARRANTY
All drains and sewer lines should operate freely. Obstructions resulting from construction debris will be corrected by PR Development, Inc. PR Development, Inc. will correct clogged drains that occur
during the first thirty (30) days after closing. Obstructions removed during this time period, which are shown to be the result of Homeowner action, will be corrected at the Homeowners’
expense.
Leaks: PR Development, Inc. will repair warrantable leaks in the plumbing system. If plumbing leak caused by a warranted item results in drywall of floor covering damage, this will be repaired by PR
Development, Inc. No adjustments will be made for secondary damages (wallpaper, drapes, personal belongings, etc.). Homeowner insurance should cover these items.
Noise: Changes in temperature or the flow of the water itself will cause some noise in the pipes. This is normal and requires no repair.
Cosmetic Damage: Any fixture damage noted during the Pre-Closing customer walk through will be repaired. Chips, scratches, etc., reported subsequent to the closing will not be repaired. Homeowner is
responsible for following the manufacturer’s directions for caring for fiberglass products (if any).
Exterior Faucets: Outside faucets should be protected during periods of extreme cold. Hoses must be removed after each use. If hose is left attached, the water that remains in the hose can freeze and
expand back into the pipe, causing a break in the line. PR Development, Inc. will repair any problems with these faucets noted during the pre-closing walk through. Subsequent to closing, repairs of
broken lines to exterior faucets will be the homeowner’s responsibility.
Shower Doors: Spotting and deposits to the shower door glass or door frame due to water is not a warrantable item. Cleaning shower glass with a squeegee after each use can prevent mineral deposits on
the glass. Some glass cleaners can damage the metal door frame finish. Check with the manufacturer for specific recommendations.
ROOF LIMITED WARRANTY
Shingles: Unless the result of foot traffic, hurricanes, tornadoes, hail, or acts of God, PR Development, Inc. will repair broken, loose, cracked, chipped or defective roofing shingles for the period
of the Limited Warranty. Wind: Under proper maintenance and normal/expected weather conditions, shingles should not blow off the roof. In the event that shingles are blown off the roof,
PR Development, Inc. will take necessary action to repair shingles that have blown off, unless caused by wind velocities exceeding the manufacturer’s tolerances. Damage caused by severe weather is
not covered under warranty.
Leaks: When properly maintained, the roof and flashing should not leak under normal weather conditions. PR Development, Inc. will repair roof or flashing leaks that occur during normal weather. Leaks
caused by debris or ice accumulation are considered part of routine homeowner maintenance and are not covered by the warranty.
Alignment: Roofing shingles are installed to withstand a maximum exposure to the weather as recommended by the manufacturer. Often, during initial installation, shingles must be adjusted to
compensate for differing roof conditions. This is not considered a defect. PR Development, Inc. will realign shingles that are not aligned within 2”.
Color Match: Should a warrantable roofing repair be required, the homeowner understands that the color and texture of new roofing components used to expedite said repair may not match due to
weathering or manufacturing variations. PR Development, Inc. will try to match the texture and color of the existing roofing as closely as possible, but a perfect color match is not covered by the
warranty.
SMOKE DETECTOR LIMITED WARRANTY
PR Development, Inc. does not represent that the performance of the smoke detection device will provide the protection for which it is installed or intended. Insurance, if any, must be obtained by
the Homeowner. Replacement of back up batteries is the responsibility of the Homeowner.
VENTS LIMITED WARRANTY
Attic ventilation is required by the building codes and therefore cannot be omitted. Occasionally, depending on the force and direction of the wind; rain or snow will infiltrate through these vents
causing spotting on the ceiling or other potential water damage. PR Development, Inc. is not responsible for such weather damage and will not make repairs in these instances.
WOOD TRIM LIMITED WARRANTY
Interior: Minor imperfections may be visible. PR Development, Inc. will correct only those defects (i.e., chips, gouges, etc.) noted during the Pre-Closing customer walk through. Separation of wood
trim from adjacent material is normal as a result of wood shrinkage which can require caulking as a repair. This is a Homeowner maintenance responsibility.
Exterior: Damaged trim boards noted during the Pre-Closing customer walk through will be corrected. Any damage to exterior trim or siding subsequent to closing will be the responsibility of the
Homeowner. Shrinkage of exterior trim is handled the same as interior trim.
Raised Grain: Because of the effect of the weather on natural wood, raised grain can be expected to develop. This is normal and not a defect in the wood or paint. White or light colors will more
readily show grain and cracks and require more maintenance.
